Dear Apartment Applicant,
We take pride in our management and in our apartment community. We actively seek good residents to make their home with us. We screen all our applicants very carefully, and we completely verify all information provided to us on the rental application you complete, and from other sources available to us.
Our criteria are as follows:
You must be 18 or older to rent an apartment.
Anyone 18 or older must fill out a rental application.
A criminal background history and credit check will be run on every applicant.
We will check current and previous rental history.
We will verify employment and income. We ask that you be gainfully employed full time and/or have earned income that meets our requirements. Our income requirements are 3 times the monthly rent based on gross pay.
Copy of your three most recent pay stubs will be required. If you do not receive pay stubs, you MUST provide us with last year tax forms from employer.
ONLY one dog per apartment, or one dog and one cat, or two cats only per apartment. The pet agreement and pet deposit must be paid by move-in. Deer View allows one dog, one cat, or one cat and one dog. We do not allow two cats.
Please contact individual properties for occupancy limits/standards.
No more than two vehicles are allowed on the property.
The screening and verification is used for every applicant the same way. An applicant who passes the screening criteria is offered a suitable apartment when one is available. An applicant who does not satisfy the screening criteria is not accepted as a resident.
By making an application for an apartment in our community, you acknowledge that these checks and verifications will be done, and give Koetje Investors permission to do so. If you do not provide us with complete information, we will not be able to process the application. Any falsification of information on the application will be grounds for denial or eviction after moving in.

There is a non-refundable application fee of $25.00 for each applicant. This covers the cost of processing the application.
We ask for a good faith deposit to hold your apartment. The amount of this deposit varies depending on which apartment complex you have applied to. For Chateau Village Apartments, the deposit amount is $99.00. For Marcell Ridge Apartments or Meadow Springs Apartments, the deposit amount is $150.00. For Bayberry Farms Apartments, the deposit amount is $350.00, and Deer View deposit is $300.00.
This deposit keeps your apartment from being leased to someone else while your application is processed. Once your application is approved, the good faith deposit is transferred into your account towards your security deposit.
Terms and Conditions
If for any reason, other than falsification of information, your application is denied, your good faith deposit will be refunded.
Upon approval of your application, you have 72 hours to cancel. If the apartment is held off the market any period after 72 hours, the good faith deposit is non-refundable.
